How Much Does It Cost to Paint a House in London?
One of the most common questions I get asked — before someone has even decided to get a quote — is some version of "what's a ballpark for painting my house?" It's a fair question, and I want to give you a genuinely useful answer rather than the non-answer of "it depends."
It does depend. But on specific, predictable things. In this article I'll walk through what those things are, give you realistic price ranges for different job types, explain what should be included in any quote you receive, and help you spot the warning signs of a quote that will cause you problems later.

What Drives the Cost of Painting a Room?
Before I get to numbers, it's worth understanding the four main variables because they explain why two apparently similar rooms can cost very different amounts.
1. Size
This is the most obvious one, but "size" isn't just floor area — it's the total surface area being painted. A room with high ceilings has far more wall area than the same footprint with standard 2.4m ceilings. Rooms with alcoves, bay windows, or complex shapes take longer to cut in neatly. A long, narrow hallway with a stairwell above it can take as long as an average bedroom even though it feels smaller.
2. Preparation
This is the biggest variable in the cost of a quality job. A room with smooth, clean plasterwork that has been well-maintained takes a fraction of the preparation time of a room with cracked, uneven, or contaminated surfaces. Filling, sanding, priming, and dealing with underlying damp or staining all add time — and time is what you're paying for.
A decorator who quotes low by skipping preparation is not giving you a bargain. They're giving you a finish that will start failing within 12 to 18 months.
3. Number of Coats
Most quality interior work involves two finish coats plus a primer or mist coat on new or bare surfaces. Going from a dark colour to a light one, or from red-toned to white, can require an additional coat. Bare plaster always needs a properly diluted mist coat before any finish paint — this is non-negotiable and any decorator who skips it is cutting a corner that will be visible within months.
4. Paint Quality
The difference in cost between standard retail paint and proper trade emulsion is significant, but so is the difference in coverage and finish. Trade paint covers more area per litre and tends to be more durable. For interior painting we typically use Dulux Trade or equivalent as a baseline. Premium paint brands like Farrow & Ball and Little Greene cost considerably more per litre but produce a noticeably different result in the right setting — though they're not always necessary.
Realistic Price Ranges by Job Type
The following prices are for labour and include standard preparation. They're London and Surrey rates and assume a professional doing the work properly.
Single Room Interior (walls and ceiling, 2 coats)
For an average-size bedroom or reception room with standard 2.4m ceilings and reasonable surface condition, expect to pay from £350 to £600 for labour. That range widens at both ends for very small or very large rooms, poor surfaces, or premium specification finishes.
Full 3-Bed House Interior Repaint
A complete interior repaint of a standard 3-bedroom house — all rooms, hallways, landings, ceilings — typically falls in the range of £2,500 to £4,500 depending on the property, condition, and specification. Victorian terraces in areas like Clapham or Wandsworth with their higher ceilings and more complex rooms tend to sit at the higher end of this range.
Exterior Semi-Detached House
A full exterior repaint of a semi-detached house — masonry, windows, doors, and any timber — typically costs from £2,800 to £5,000. The wide range here reflects how much condition affects this type of job. A house that has been well-maintained and is just being refreshed is a different job to one where the masonry paint has failed, there's significant preparation required on timber, and the fascias and soffits need attention.
Wallpaper — Feature Wall

Staircase and Landing
Staircases and landings are among the most time-consuming areas to decorate because of access, height, and the amount of fiddly cutting in around banisters and architraves. A typical staircase and landing in a Victorian or Edwardian property runs from £600 to £1,200.

A professional quote should break down the job into specific areas and detail exactly what work is included in each. Here's what to expect from a well-structured quote:
- List of rooms or areas included
- Surfaces being painted (walls, ceiling, woodwork, etc.)
- Preparation work specified (filling, sanding, priming)
- Number of coats per surface
- Paint specified by brand and product name (or equivalent)
- Whether paint is included or labour-only
- Any specific requirements noted (colour from light to dark, existing wallpaper to strip, etc.)
- Clear total price with VAT status stated
- Payment terms
If a quote arrives as a single figure — "£1,200 to paint your house" — with no breakdown, that's a sign that either the decorator hasn't properly assessed the job or isn't planning to do what you think they're planning to do. Ask for a breakdown. Any professional decorator should be able to provide one.
Red Flags in Quotes
Having done hundreds of jobs across London and Surrey, here are the patterns I see in problem quotes:
The unusually low quote
If a quote is significantly cheaper than others, the question to ask is: what's been left out? The most common answer is preparation. A decorator who prices quickly without properly assessing the surfaces may either miss the prep requirement or have chosen to skip it to win the job. Either way, you'll be paying again sooner than you should.
No mention of primer or mist coat
For any fresh plaster or bare surfaces, a properly diluted mist coat is essential before any finish paint. It's absorbed into the surface and forms the adhesion layer for everything that follows. A decorator who doesn't mention this on relevant jobs either doesn't know it's necessary or is hoping you don't notice when they skip it.
Vague materials specification
"Good quality paint" means nothing. If the specification reads like this, ask what brand and product is being used. It's a fair question and a professional will answer it without hesitation.
Cash-only with no written quote

Cost and time are related — understanding timescales helps you understand why certain jobs cost what they do.
A single average room with preparation typically takes 1 to 2 days. A 3-bedroom house interior will take 5 to 10 working days depending on the extent of preparation required. Exterior work on a semi-detached house typically takes 4 to 8 days for a team of two, again depending on condition.
Trying to compress this timeline artificially — fewer coats, less preparation, rushed drying time — is the most reliable way to produce a disappointing result.
Getting the Most Accurate Price
The only way to get an accurate price for your specific property is an in-person visit. Floor plans and photos don't capture surface condition, existing paint adhesion, the number of awkward corners, or the dozen other factors that experienced decorators factor into a price.
